Land

Crystalline water, cypress-lined creek banks and groves of pecan and walnut trees, with hidden clearings that have been maintained in a beautiful park-like condition, bedeck the landscape. The land includes both spectacular hills and open pastures; all easily accessible by good ranch roads.

Water, water, everywhere. Numerous springs bubble up from the ground, feeding streams that eventually flow into Turtle Creek. Several impoundments, deliver abundant surface water as well as recreational opportunities such as fishing, swimming and paddling. One water well with submersible pump tap into the groundwater below offering additional water for wildlife or livestock.

Wildlife

Plentiful water means plentiful wildlife. In addition to native white-tailed deer that have been improved by genetic introduction and selective harvest, the high-fenced ranch is home to turkeys, fallow deer (white, chocolate and spotted), axis deer, sika deer, blackbuck antelope and aoudad sheep and elk.

Amenities

The amenities at the M&M Ranch were designed to celebrate the outdoors. A spring-fed swimming pool and waterfall, known as The Grotto, is the perfect way to while away warm afternoons and summer evenings. A state-of-the-art outdoor kitchen as well as a large outdoor fireplace and a fire pit set the stage for the ultimate in casual dining.

Structures

The expansive, elevated Cherrywood deck that stretches across the back of the main house provides a seamless transition between outdoor and indoor living. The 3-bedroom/3.5-bath house combines native limestone accents, rich wood trim, large windows and high ceilings to create an easy living home that is refined and welcoming. The master bedroom has views of The Grotto and a small spring-fed lake.

A processing barn boasts both a walk-in cooler and walk-in freezer. There are also two equipment barns (40' x 130' and 25' x 100'), a horse barn with stalls and livestock pens, so it would be simple to add a livestock element or to convert to a livestock operation.

The M&M Ranch is carved from the original Lacy Ranch, is a special place with a special story.
